A five-year Greek residence permit that comes with one property purchase — for you, your spouse, your children under 21 and both sets of parents.
What it is
A Greek residence permit granted on the strength of a property purchase. It runs for five years and is renewed for as long as you keep the property.
Owning a house in Greece and being allowed to live in it are two different things. Without a permit you are a visitor: 90 days in any 180. This is the permit that changes that.
What it gives you
- Five years of residence, renewed for as long as the property stays yours.
- The same permit for your spouse, your children under 21 and both sets of parents.
- One file for the whole family, prepared and filed together.
- The end of counting days: the 90-in-180 limit is what a visitor gets, not a resident.
Which properties qualify
Two numbers decide it, and which one applies depends on where the property is.
- €800,000 — Attica Region and the Regional Unit of Thessaloniki.
- €400,000 — the rest of mainland Greece.
- One property, at least 120 m², bought as a home.
- The full price paid by bank transfer, crossed cheque or card before the application is filed. A spouse or a relative up to the second degree may be the payer.
Thresholds under law 5038/2023 art. 100, as replaced by law 5100/2024 art. 64, for purchases from 31 March 2024. Every property in our catalogue carries its own answer on its page, and our lawyer confirms it in writing before you commit a euro.
What we do
- Check the property against these rules and tell you where it stands — before you have paid us anything.
- Prepare the file: your papers, and the Greek-side documents we obtain ourselves.
- Pay the state fees on your behalf in Greece and pass them on at cost.
- File the application and follow it to the decision, with each step visible in your account.
The paperwork
What we ask from you
- Your passport, and passport photographs
- Private health insurance valid in Greece for the whole stay — we can connect you to a broker
- The bank evidence that the price was paid: the transfer receipts
- Marriage and birth certificates for the family on the application, apostilled and translated
What we obtain ourselves
- The notary's certificate of the investment, which the law requires with the application
- The E9 property declaration, filed with the tax authority after the purchase
How long it takes
~6–11 weeks from a complete file to the decision. The clock starts once the price is paid and the purchase is registered — so until the notary is finished, the honest answer to “when” is “not yet”.
Our fee to run the application: €2,500.
State fees, passed on at cost: €2,016, plus €150 per family member.
Nothing is charged to begin. We look at the property, tell you where it stands, and invoice when you say you want it.
